Independent opinions of value and portfolio counsel.
Sound decisions about an asset start with an honest view of what it is worth, and honesty is easier when the person giving the opinion is not also asking for the listing.
We provide broker opinions of value, market-rent studies, hold-sell analysis and portfolio review as standalone work. Because the engagement is not contingent on a transaction, the number and the recommendation are free of the pressure that distorts a pitch for business.
Each opinion is built from a reconstruction of the asset’s operations and the relevant comparable evidence, and it arrives with the reasoning attached. An owner should be able to follow the logic from the rent roll to the range, and to defend that range to a partner, a lender or a court if it comes to that.
- 01
Intake the asset
We gather the rent roll, operating history, leases and capital position that define the property and its income.
- 02
Analyze operations
We reconstruct net operating income and test the assumptions a buyer or lender would scrutinize before relying on them.
- 03
Assemble comparables
We gather relevant sale and lease evidence from the submarket and adjust for the differences that actually move value.
- 04
Frame the range
We set a defensible value range and state the cap-rate and financing logic that supports it.
- 05
Recommend the path
We set out hold, sell or refinance considerations in writing, independent of whether any transaction follows.
Owners weighing a decision
Owners considering whether to hold, sell or refinance who need a number before they choose.
Partnerships and estates
Fiduciaries and co-owners who require a defensible value for a buyout, an estate or a dissolution.
Owners testing the rent
Owners who want to know whether in-place rents track the current market before they act.
Investors reviewing a portfolio
Owners of multiple assets assessing where value can be added or realized across the group.
- A broker opinion of value with the full underwriting attached
