We advise occupiers evaluating new space, a renewal or a relocation. The work starts by turning headcount, workflow and growth plans into a specific space program and budget, so the search is governed by the business rather than by whatever happens to be available.

From there we survey the market, including options that are not openly listed, and reduce the field to finalists that are compared on total occupancy cost across the entire term. Running those finalists against one another is what produces terms, concessions and flexibility a single-property negotiation rarely reaches.
